The proposed site is located on Highway 105 on the east side of Montgomery. The Marcel Group is developing a retail site of 27,650 square feet of space consisting of two (2) buildings. The first building consists of 22,125 square feet and building two consist of 5,525 square feet. Both buildings are single story structures with steel frames with exterior walls of masonry, which includes the use of brick and stucco. Both buildings are identical in design and situated on the site to achieve maximum vehicular and pedestrian exposure. The traffic count in front of the site exceeds 28,000 cars per day. On-site parking of 116 spaces will be provided. The project was developed on a 2.357 acre tract of land. Construction completed June 2006. Tenants include: Magnolia Diner, Cingular Wireless, First American Title, Montgomery Hair Salon and Day Spa, Vista Vet, Plush Pockets.


The site is in close proximity to Lake Walden on Lake Conroe, and offers many amenities. The traffic counts in front of the site exceed 28,000 cars per day. A proposed 200 Class "A" apartment development is located directly behind and adjacent to the site, scheduled to open August 2006. A new residential development in Montgomery, less than two (2) miles away, will have over 200 homes priced from $150,000 to $350,000. With high traffic counts, new single and multi-family developments, this site will quickly become a retail destination.
