Greenbriar North Shopping Center is a 95,355 square foot retail center situated on 17.66 acres of land, with an adjacent 6 acre pad site, located at the intersection of Imperial Valley and Greens Road. Built in 1981 and renovated in the summer of 2000 with 20 multi-commercial retail spaces. A newly developed 2,400 square foot Shell Gas Station and Convenient Store was added in 2002. Under The Marcel Group Management, the center maintains a 90% occupancy.

With a blend of national and local credit tenants, many of whom have been in occupancy for over 10 years, the center is a stabilized presence in the community and provides services to local residents and professionals from nearby offices, and draws heavily from the traffic created from the nearby 1.7 million SF Greens Point Regional Mall.


The center benefits from the (5000) strong apartment and single family presence in the area as well as the multi high-rise Professional Office Complexes. The traffic counts are over 25,000 vehicles per day on Greens Road and over 15,000 cars per day on Imperial Valley Drive.

The traffic on I-45 just blocks away is over 110,000 per day, and over 70,000 per day on Beltway 8, which is just blocks down Imperial Valley Drive. There are over 37,000 people in the Greenspoint area employed by over 80 retail and energy related business. The local population is well over 75,000 and 175,000 in a 3-5 mile radius. It is estimated that the median household income is $37,730, with a diverse mixture of ethnicity.

The region is located 14 miles north of downtown Houston. The greater Greenspoint area is minutes from Bush Intercontinental Airport, facilitated by four major highways: Interstate 45, U.S. 59, Hardy Toll way and Sam Houston Toll way.
